Development Update: UniverCity at SFU
If you’re a homebuyer or owner in the SFU/Burnaby Mountain area, you’ve surely heard of the collective lifestyle and real estate development UniverCity, which essentially makes up an entire neighbourhood overlooking the surrounding suburbs. Changes and additions continue to diversify the area, while vacant parcels await ownership and development. Since so much is changing – and quite rapidly – we thought we’d put together a comprehensive overview to give you a better understanding of the developments underway at UniverCity.
Four Phases of Development
Phase 1: Complete
Currently, Phase 1 of UniverCity is the only phase of the development that is completely finished. This residential phase consists of a unique combination of high-rises, low-rises, and townhomes.
Phase 2: Under Construction
Due to its unique zoning allowances, phase 2 consists of a combination of both residential and commercial buildings, bringing a vibrancy of life and convenience to the area through its storefronts. Parcel 25 in phase 2 is currently under construction.
Phase 3: Partially Finished
Once completed, phase 3 will be the high-rise neighbourhood at UniverCity, with 12 to 20 storey towers in its development plans. There are still 5 vacant parcels here, and parcel 16 is nearing completion.
Phase 4: Partially Finished
Once completed, phase 4 – the slopes – will offer a low-rise, family-oriented neighbourhood at UniverCity with 4 level, wood-construction buildings.
Current Developments and Recent Completions
LIFT by Porte Development
Now completed and being occupied by its first owners, Lift is a contemporary, four-storey building with a sustainable design and urban amenities. The building offers 1, 2, and 3 bedroom units; the last remaining of the units at LIFT are expected to be sold out soon.
Altitude by Hungerford Development
The first building at Altitude is nearing completion and is currently selling units with spectacular views. This 14 storey tower is the first of the two building development; the second tower is anticipated to start construction in mid-to-late 2015.
CenterBlock by Liberty Homes
Currently under construction, the foundation and parkade of the building has been laid out. Expected completion of the project is mid-year, 2016. Though there’s a bit of a wait, the majority of the units are already pre-sold.
Veritas by Polygon Homes
This building by well-known developer, Polygon, is expected to commence construction in January, 2015.
Parcel 18: Leased by Intergulf
Recently leased by Intergulf, parcel 18 is currently in the initial design stages – which at this time is suggestive to a 16-storey tower. Intergulf will be hosting an open house during their permit process, allowing residents to view the proposed design.
With so much going on, it may seem that it will take forever until UniverCity is considered a finished masterpiece. But, believe it or not, it won’t be too long before all four phases are complete. Developers expect that all parcels will be either complete or have development underway in the next five years, with estimated completion of UniverCity for 2022.
