There are currently only 2 active listings on the Burnaby MLS®. Both of these SFU condos are priced around $500,000. So far this year there have been three reported sales at One University Crescent starting under $350,000, and selling as high as slightly over $500,000.
One University Crescent was built by Millennium Development in 2005, and has been a popular development for homeowners looking for quality construction and a high level of finishing detail.
One University Crescent is currently the only condo development at Simon Fraser University that has implemented a restriction on rentals. This restriction allows for a maximum of 5% of the homes to be rented. Being that a high number of these homes were sold to investor owners and have been rented since the building opened, it may be years before the total number of rented suites drops to 5%.
While this policy will prevent new owners from renting their suites, it does provide an option for those wishing to purchase a home at Simon Fraser University that doesn't have much of a transient population. It will remain to be seen if this has a positive or negative affect on values.
